Sell your property
Selling at the Lake, to buyers from everywhere
Your buyer is probably not local. We present lake properties for the people who buy them — out-of-town buyers who need to understand the dock, the water and the setting before they ever drive down.
Reach
Where Lake buyers actually are
A lake property is usually bought by someone a few hours away, often searching in the evening from another city. Everything about how we market a listing starts there.
Presented for buyers who are not here
Most Lake buyers live in Kansas City, St. Louis or further afield. Your property is presented the way they will meet it — online, in detail, with the dock and the water shown as clearly as the kitchen. In front of them the day it lists
Buyers here save searches for the water, area and price they want. A new listing that matches reaches their inbox the day it appears.Toured from wherever they are
Serious buyers who cannot come down walk the property with us on live video, so distance does not cost you a buyer.Questions answered before they are asked
Dock size and lifts, dock permit, shoreline, association documents and utilities, gathered before the first showing rather than chased after an offer.

Signature Portfolio
A presentation equal to the property
Exceptional lake properties deserve more than a listing. Selected properties are presented as a Signature Portfolio: a dedicated presentation with photography and film of the home and the water, and the dock, shoreline and setting described in the detail a buyer from out of town needs.
Valuation
Why automated estimates miss on the water
Online estimates are built on square footage, bedrooms and nearby sales. At the lake, what moves value most is what those models cannot see.
Frontage
Lakefront, lake access and off-water homes with the same square footage sell in different markets entirely. An estimate that cannot tell them apart averages them together. The dock
A two-well covered dock with lifts and a swim platform is part of the value, and so is its age, its condition and whether it is permitted. None of that is in a square-footage figure. The water
Main channel views or a quiet cove, a short run to open water or the head of a long arm, deep water at the dock or shallow — each moves the price, and buyers pay for the water they want. The lot and the shoreline
A gentle walk to the water against a long stair, a sound seawall against an eroding bank, the view from the deck. These are what buyers notice first.

How we work
From valuation to closing
- 01
A considered valuation
We study the lake sales that genuinely compare with yours — by frontage, dock, water and view — and send you a range with the reasoning behind it. - 02
Preparing the property
What to repair, what to leave and what to have ready: dock and permit details, association documents, utility and septic records. - 03
Presentation
Photography of the house and the water, and for selected properties a Signature Portfolio of its own. - 04
Showings, near and far
In-person showings arranged around your use of the property, and live video tours for buyers who are out of town. - 05
Offer to closing
Negotiation, inspections, the appraisal and closing, handled in step with you — whether you are at the lake or at home.
